What is Specialist Disability Accommodation?

SDA are properties that are designed or modified to meet the needs of participants with extreme functional impairment or a very high need for support, to assist them in staying safe and independent. SDA funding forms a crucial part of an NDIS housing support package.

How Does The NDIS Fund SDA?

NDIS SDA funding is awarded according to a participant’s functional impairment, support needs, and housing goals and support within their NDIS plan. SDA and SIL (Supported Independent Living) funding are separate. The NDIS funding is provided by the NDIA to registered SDA providers, such as SDA Life.

Who Is Eligible For SDA Funding?

To be eligible for SDA, an individual must be a participant in NDIS, have a very high need for support or extreme functional impairment, and the NDIA must find that SDA funding meets the necessary criteria. Not all NDIS participants are eligible for SDA funding.

The 4 SDA Design Categories

There are four SDA design categories: Improved Liveability for sensory or cognitive impairment, Fully Accessible for a high level of physical impairment, Robust, for participants with very high complex behavioural needs, and High Physical Support, which includes extensive and advanced accessibility features and assistive technologies. These SDA design categories directly influence funding levels.

What Does SDA Funding Cover?

Specialist Disability Accommodation funding is to contribute to the cost of the specialist housing dwelling, the accessibility features, and the maintenance and compliance associated. Rent contributions, utilities, grocery shopping, all personal expenses, support services, any private care and non-NDIA-funded support cannot be supported by SDA funding.

How To Apply For SDA Funding?

A home and living goal must be established within the NDIS plan. An OT then gathers information and prepares a report for the SDA application process. A Housing Assessment Report will assess the individual’s needs in relation to SDA, and will be supported with allied health reports before being submitted to the NDIA for consideration.

Once approved, you can utilise the SDA finder tool and search for housing options and appropriate providers. Finding an SDA provider involves researching the location, features, and support needs. Support can be arranged for the SDA housing transition.

What Are The Challenges Of SDA And How To Overcome Them?

Some challenges for accessing Specialist Disability Accommodation funding include occupational therapy reports that are insufficient or inadequate, a lack of direction within an individual’s home and living goal and a mismatch between current care provision and the requested SDA. This can be avoided through engaging professionals who understand the requirements of NDIA.
